Why should I invest in Alibaug?

Alibaug is the “Hamptons” of Mumbai. With a great profile of people choosing to settle here, you will be a part of a like-minded community. From billionaire industrialists to A-list Bollywood celebrities, all of them seek out Alibaug to escape from the hustle-bustle of Mumbai, to get some space and greenery, and relax and enjoy the slow life. 

 

Alibaug’s location makes it the most convenient second home (or primary home) location for folks from Mumbai. A 20-minute speedboat gets you here. Or a one-hour ferry (with your car, family, and dog in tow!). Or a two-hour drive (which is being substantially reduced to possibly only 1.25 hours soon with the MTHL trans harbour link, and the upcoming Revas Karanja bridge). This bodes well for Alibaug, and the market is currently seeing a terrific upswing.

Do your villas have private pools?

All Kensington Villas have private, heated pools within your villa. Why heated you ask? Well, since it is your own pool, you can use it any time you like (including in the dead of the night, in winters). It’s heated also since children love a warmer pool! Our pools are sized above 650 square feet each so these are large-sized pools to swim in, play volleyball with your friends, or just grab a cool beverage and beat the heat.

How much do Kensington Villas cost?

Each villa is priced separately based on its size, location, and amenities offered. These are fully fitted, and fully furnished villas for you to move in! We additionally offer you complimentary maintenance services for 12 months post-move-in, and the ability to continue with our comprehensive maintenance services thereafter (at a reasonable fee), to ensure you can live hassle-free! 

 

Since we build gated communities, we provide services like security, housekeeping, and general maintenance at a far more reasonable cost than it would cost living “alone” or “independently” in Alibaug. We can also provide protection from external hassles. 

 

Finally, you can choose to participate in our optional holiday home program, where we can list and rent out your villa to a curated set of customers, to ensure a great income on your investment.

Will my home look similar to others around me?

Our villas have similar architecture to give uniformity and aesthetics to each project. However we provide each home with a “signature” look that is unique, and this also extends to our landscaping.

Can I own the land that my home is built on if I am not a farmer?

Unlike other projects in Alibaug, in this project, you will own the land underlying the villa, as well as the villa 100% outright, and in your name. We have fully converted our lands to the non-agriculture status before your purchase of the villa, and this allows us to sell you the villa 100% legally, without any hassles. And you can also sell this in future without any restrictions. Our job is to make your homeownership journey seamless!

Will my villa have a steady supply of water?

We have built judicious water conservation into our project. We have four borewells on our site, which yield adequate water. We have a large common water tank to help store water, and a water treatment plant as well. We are also building rainwater harvesting methods into our villas, allowing us to use precious rainwater adequately.

Will my villa have a steady electricity supply?

Alibaug, as a rural location, has power supply disruptions a few times a month. We have taken this into account by having a 100% redundant power supply built in. This means we have a UPS with an instant power supply for lights and fans (i.e. your lights and fans will never switch off even during a power outage), and your generator will automatically switch on in a few seconds (which powers the rest of the house including your white goods, ACs, and other items). 

 

So, as a homeowner, you will not face any issues. Our maintenance team and on-site handyman are also available to troubleshoot 24x7. 

From an investment standpoint, how much value will my home purchase accrue over time?

Alibaug is a great investment destination due to two reasons 

  1. Steadily improving access. RoRo Ferry has made it easy to reach Alibaug. The Atal Setu has made driving to Alibaug a lot easier, and the Revas Karanja bridge will further shorten the commute. 

  2. Holiday Home Potential. Our villas rent for high values during weekends and holidays, leading to a great return on your investment (and the ability to enjoy a house)

The above two points mean you can enjoy BOTH an annual income AND a property appreciation from your investment in Kensington Villas. And, the intangible, immeasurable joy of living in luxury and greenery with your friends and family. 

How do I rent my holiday home? Will Kensington help me get a tenant?

The Holiday Home Program from Kensington Villas is comprehensive. We take over your home’s complete operations (i.e. staffing, maintenance), and we rent it out using our strong sales team and online tools. We manage billing, collections, customer service, and everything else. And we transfer your share of the profits monthly to you. We even look after you on your visits to your villa. Coming from a history of hospitality (Royal Orchid Hotels, Spree Hotels) will ensure you have a wonderful stay with us, in your villa.

Will the entire FSI be consumed by Kensington?

Absolutely not! The beauty of Alibaug is to have landscaping and open spaces act as the hero of the project. We have used only a fraction of our land to construct the villa. The rest is all outdoor space available to you.

How long does it take to build a villa?

We have ready to move in villas at Kensington with delivery dates as little as 2 months away, so do enquire now before they are sold. 

How do you maintain the property?

Keshav Baljee, our Founder, has extensive experience in Hospitality and Facilities Management (Promoter of Royal Orchid Hotels, and Founder of Spree Hospitality). We have an estate manager on our property, along with a trained handyman for maintenance. We will engage with experts in horticulture for landscape maintenance, pool cleaning, and pest control. Our staff typically comes from a hospitality background, and is well trained!

Does the property management service include a chef or a cook?

Chefs are available on a full or part-time basis at a certain fee. We provide chefs in our holiday home program as well.

These chefs are well-trained and experienced with a background in hospitality.

Is this Villa Vastu Compliant?

We have taken into account Vastu when designing our project. We would be happy to engage with your consultant to explore further.

What if I want some changes in the villa? Or if I want to bring my own furniture? Does Kensington Villas also work in that way?

Our villas are designed with some of the best consultants to provide you with the best possible amenities. If you wish to personalize your villa further or to opt out of our furnishing / fully fitted out program, we will be happy to discuss the same in our meetings. 

 

We also have additional land in Alibaug (as part of gated communities), where you can do a completely customized/personalized villa, where we will help facilitate the land and permissions, and our turnkey construction partners will execute your vision. Contact us if you wish to take this path!
